Swinerton Charlotte Office Build-Out

Swinerton, a leader in mass timber construction, recently completed their new 7,000 square foot office space in Charlotte, NC.This new office space includes many architectural features, and one of the most prominent is the 1,800 square foot mass timber mezzanine and staircase. This mezzanine differentiates their workspace with the warmth and attractiveness of exposed wood, while adding much needed additional floor space. The mezzanine is a combination of glue laminated columns, beams, and floor decking panels provided by Rosboro.

The laminated wood enhances the natural look and feel of the space, but it also allowed Swinerton to complete the installation much faster than would be possible with other materials. The mass timber elements arrived onsite with structural connections shop installed by Timberlab for a full ‘kit of parts’ system, including a fully prefabricated glulam stair assembly, that accelerated the overall schedule. These connection details, common to mass timber construction, removed the need for any welding, grinding, or cutting typical in steel or concrete applications.

Timber construction also provides benefits in achievable clear spans. One of Swinerton’s goals was to create an open, collaborative office space, but this was challenging given the lower ceiling heights under a mezzanine level. The timber beams and columns provided Swinerton the ability to provide a unique natural aesthetic for their employees, adding additional working space to the office, and not compromise the look with unsightly steel or concrete structure. Swinerton will continue to be an advocate for heavy timber construction in the industry and their office will serve to demonstrate its benefits.
